All of this highlights the important of a good relationship with your lender - you want someone who will go to bat for you internally, rather that saying "I'm really busy right now and that's a lot of work and the underwriter already said no."

If you're working with a great (not good) broker to assist you on finding the replacement deal, they should be providing you with the insights I've highlighted above (and more) to help you along the way.

Here's some food for thought:- Many of my first time investors know from the jump that they aren't going to be driving 5 hours round trip for every little item, and also know that they arent prepared to handle things like disputes, evictions, lease violations, etc.

Hi @Ramon Cazares Thanks for sharing your thoughts, I haven't highlight the competitors details to the level that you are mentioning here such as are they professionally managed, large or small scale investors.

And while travel is going to be expensive for any property, if you only have one in a market, the concept is the same with less rent: that $2,000 flight/hotel/rental car food for a one night visit, ties up a lot more of your gross when that gross is much lower.
