Some of the condos here have extremely high condo fees. 

If you make them and insulate them good, it will be ok. 

If their money is green, and they pass my tenant screening, its all good with me. 

Chances are very high that you are not claiming tax losses that you should be.There are many ways to create relationship problems and one highly successful one is mixing business with pleasure. 

The goal is to mitigate the risk as much as possible with finding a good location and solid property.
