After the 2008 crash we did a lot of short sales and we got virtually all those deals through direct marketing with a few from bandit signs.When we moved out to KC, almost everything we bought were REOs listed on the MLS.When those dried up, we started getting a mix from wholesalers, a few hidden gems on the MLS and direct marketing.

It was an awesome system for buyers to be represented as they got stuck so many times in the past, when they thought the listing agent was working for them, but they were really working for the seller.Transparency was awesome, but now will be a "hidden" part of the transaction.

You can put them in hidden locations and they will work to freshen the air without giving off a ton of scent.
