They don't just analyze data and make investments, they actively work to change the landscape of the markets they're invested in, and their wealth comes from "forcing appreciation," not just passively investing in places where they believe appreciation will happen based on external forces (the ARE the external force).- On a smaller scale, there are plenty of investors, landlords, rehabbers, etc., who externally impact their markets to force appreciation.

Correct me if I'm wrong, but I think you're saying that factors external to the CAP rate can have a larger impact on overall profits because they drive appreciation and rental income.

I assume the reason for the discrepency here is because due the garage space not being counted as living area, the bi-level has to be listed as only being 1500 sq ft.I'm thinking about converting the first floor into a living area, connecting them with internal stairs, getting rid of the external stairs, and just keeping a single small garage bay.

This will stop the thermostat from calling for cooling until you have reset both the external and internal breakers.Find the breaker box in your home and flip the breaker for the a/c to the “off” position.Flip the breaker for the a/c back on.Now, wait 30 minutes.
