Other than that, it needed a wall opened up to make a bigger kitchen, redo the bathroom, and there were hardwood floors that needed refinishing upstairs under the carpet.

Maybe I'm being optimistic but I can't find any reason our house won't be worth 280K+ with the 20k in updates (we've already knocked out walls and done some cosmetics in the main level- what we're after now is hardwood floors and bathrooms).

There isn’t a single thing in the house besides the heater that hasn’t been changed out. 95% of the stuff I put into the house came from auctions which is how I kept the costs down (was getting pallets of lights and ceiling fans for $175.00, bath tubs for $1.00 yes one dollar and hardwood flooring for $0.50 linear foot) as well as doing 90% of the work myself.

We resided the house, replaced the HVAC system, renovated the entire kitchen and bathroom, refinished the hardwood floors, poured a new concrete porch in front, repainted the house inside and out and redid the landscaping.

And this thing with the $1000 property destruction...how many times have we seen landlords get on BP insisting that a tenant ruined, Just RUINED their property to the tune of thousands of dollars because they drew a smily face in new concrete or accidentally put a hole in some drywall moving out or maybe their dog scratched up a hardwood floor?
