Very nice suburb area outside of Dallas and I'm very much ready to get in the real estate game!

Most of the bad noise right now is about downtown skyscrapers and REIT or Syndication apartment complexes where they played short term versus long term interest rates wrong.  

I enjoy college football, video games, and lifting weights. 

As an investor in a market where cash flow does not come often and appreciation is a bigger play, I understand your mindset.
