You can always try to find some better comps than the appraiser used and bring them to appraisers attention.  

However, when the business model of "value add via ADU addition and rehab" gains some traction in a given market, and those properties with begin to trade, there will be comps. 

If not, it's important (although not absolutely necessary) to have experience to gain their trust. 

I wish I could say that I'm venturing into real estate investing for some benevolent purpose like providing low-income housing for the needy... but financial gain is certainly my angle lol.

Did the proceeds from the sale count as short term or long term capital gains?

They require the same amount of attention as everyone else and we are one entity....Not everybody dances to the beat of your drum.
