@Arthur Fuller II  I spent few hours researching on the web, I wanted the highest ltv I could get so I wouldn't have to do it again anytime soon.  

He's not going to travel to NY over a security deposit.I'd still tighten security around the house, but he is just hitting rock bottom and lashing out because he's desperate.
