The more deals that you do and the more risks that you take, and the more you are open to market fluctuations, the more likely that sometime you might have a loss.If it were me I'd get the tenant pre-approved and get on the path to the tenant buying the property, next year the interest rates could be higher or the value could be lower.

While you didn't direct that to me....Yes you could, I wouldn't make it so obvious setting the rate to IRS minimum, and it fluctuates quarterly I believe..... 1% above as a margin as an adjustable annual rate is more believable IMO.There is no problem with a note and an annual payment, even interest only annually, the easiest way.

Like I have stated before. an investors "Basic" strategy should not really change due to market fluctuation, and in my opinion, balance is the key to any long term success regardless of market conditions!
