Beam, Post tension, driving piling, bell bottom, floating, pier and beam...Make sure you have a foundation company that is proficient at the type of project you have.I am no rookie, and I have had major issues with 3 (BBB accredited) business's this year who claimed to be experts in foundation work.

Too much into the weeds here, but you can look it up in United States Code Title 11 & sections of Titles 18, 26, 28, and 50 of the U.S.C. if that floats your boat.Depending where they are in the process, it probably is a total waste of time unless you can sort through lots of cases and you know what to look for and have a bankruptcy attorney experienced in purchasing properties from bankruptcy estates.

Although our market is hot, vacancy rates are low (below 5%), interest rates on a presumed 30 year fixed mortgage are historically low (floating around 4.5%) and rents are increasing with the high priced housing market driven by a lack of inventory.Unfortunately, TierraSanta doesn't have a lot of MF's but the surrounding areas hold possibility if you're flexible on your target market.

If you still hear them too much, a laminate floor up there floated over an acoustic pad/membrane may further separate the surfaces transferring sound.

A lot of contractors cannot float or front money for any length of time and this will become an issue as you progress in the project if the GC is strapped for cash.Overall if you can get a lender, HUD consultant, and GC that have worked together on numerous deals together, your project has a much better chance of going smoother when you are in the rehab phase.
