In comparison to the FHA 203k Loan, the homestyle loan appears to be a better fit for me.

That being said, I would use the "Lenders" link on BiggerPockets to try to reach out to more lenders about any programs they have that may fit your needs.Granted, my personal experience is somewhat dated, but when I was primarily doing BRRRs, I had a local lender that required 12 month seasoning on my first two deals.  

That fits my needs better than YNAB appeared to and is very close to Mint. 

Just cause they don't fit your investment criteria, we shouldn't steer other people away from them.

If she is always late with the rent she doesn't fit the definition of a good tenant.

Consider having a lock that can be easily rekeyed or a pin code enabled lock such that you can easily change things, especially after a drama filled hissy fit where one tenant suddenly leaves out of anger/frustration.8.

I've not invested with 5S so I can't comment on their product and management specifically but I can say for build to rent, if you’re considering this, ask yourself: Does this fit your investment strategy and comfort level?
