Don’t send them to find motivated sellers.  

I’ve got 2 kids, a strong career, am the sole breadwinner, am not moving my family anywhere, and I have very little time.

One major things to consider that many newer investors miss with 5+ units, is that if you intend to hold, the property will need to be at least 75% occupied and stabilized before you will be able to find reasonable financing terms. 

Whether it’s finding deals, running numbers, or just exchanging ideas, I’m always down to talk shop with like-minded investors.

Hey @Moshe Marciano, CA can be very difficult but you can find some areas that still allow it.More state wide regs are coming for 2024 that could affect payouts and such.

Find a good insurance broker in your area that can shop the various policies out there.

Do a bit of digging, and you can find single-families in suburbs like Decatur or Meridianville that appreciate at rates above the statewide and nationwide average and hit the 1% rule at the same time.One caveat, though, is that most rentals in Huntsville proper probably aren’t going to deliver the cash flow you’re looking for.
