To date they have paid out monthly like clockwork. 

Now that the 90 day deadline has expired and we haven’t received certified equity nor an update informing note holders of their status, concern is definitely growing. 

Expiring leases, rent bumps, and delinquent tenants are highlighted. 

To date, I am getting 20-30% increase in net revenue for clients.

Check for any withdrawn and expired listings too.

You might hit a few bumps in the road...tenants who imagine due dates are more like suggestions, or unexpected repairs that crop up at the worst possible moment...but that’s part of the ride.

That being said, I would use the "Lenders" link on BiggerPockets to try to reach out to more lenders about any programs they have that may fit your needs.Granted, my personal experience is somewhat dated, but when I was primarily doing BRRRs, I had a local lender that required 12 month seasoning on my first two deals.  

So we're now waiting on a $1.2M triplex in Atlanta that's being prepared for market or a commercial 7 units building that the owner decided to upgrade with 2 leases expiring before selling.

For nonpayment, and assuming it's a market rate property, you can't post for nonpayment until 7 days after the due date.
