I have other posts that was I regards to investing into a house that my coworker would sell to me and I would have the  place setup and staged for renting it out for a hospital in relationship to allowing any and all staff that are traveling through to be allowed to stay there at " my place", which is how I'll refer to this house....I expended my options to trying to qualify for a loan the conventional way and even a fha loan for his asking price of 200k was or of my reach on my own.

I bet 99% of all newbies fizzle out, leaving the mentor with a lot of expended time for nothing in return.If you had a property already under contract that I found interesting, I would probably take you up on your offer, however, if you don't have something ready made to bring to the table, I'm not sure I would want to expend the time necessary to bring you up to speed.

@Brittany George : Hey Brittany, if you love the deal and believe, using conservative numbers and reasonable due diligence, that it will be sufficiently profitable (financially or experience wise) to worth your while, then try not to worry about what you've already said were baseless claims or expend time imagining what credence a buyer would give those claims. 

We definitely don't want to expend the resources required for a legal battle if that's the only recourse.

For tenants, I don't like that Section 8 tenants don't have the expendable income my other tenants seem to have, and mine tended to duct tape and spray foam everything and not tell you about it, even after extended conversations about calling and not repairing anything themselves.  

We will have to come out of pocket (something we do not want to do) however the expedited completion date will begin regaining the expended income sooner rather than later.
