While I am the agent and not the project manager/builder, I am in construction meetings and see what they do on a daily basis.

I will have a chance to exercise my creative deal-making muscles early that will hopefully serve me well in the future.  

We charge a daily fee of $50 which usually will make up for it and then some plus the additional bookings who would not have booked without the option, so in my mind it is a no brainer.

A spreadsheet has its place in your daily operations and tracking efforts, but I highly recommend starting with a software like QuickBooks Online to track your expenses in a more formalized manner.

We've had bookkeeping clients with complicated structures that apparently protected them to the maximum degree but they didn't abide by the structure when conducting transactions in their business daily (lots of unintentional commingling).

AirDNA (I always check multiple places) says this property could make a $500 average daily rate (ADR), with 65% occupancy as a basis.I pulled up the new BiggerPockets STR calculator spreadsheet and realized this might be a winner.After entering all of my research numbers, it shows a potential CoC of 12.49%, a monthly profit of $14,385, and expenses of $12,442 (even with a 15% management fee).

I really dont want to spend days in the courthouse looking through the files.Probates Daily was so awesome.
