I've seen folks pick up single-family homes here for under $200K, add $20-30K in rehab, and refinance to pull out nearly all their capital.Indianapolis, IN: Indy is another fantastic market for first-time investors.

So for me the decision was pretty straightforward, but it still required a lot of thought.It’s not easy out there these days folks, best of luck!

@Elan Adler do it as a token of appreciation and a pay ahead for other folks that search  BP agents and realize this.The decision to pursue this property isn't terrible, but I think it's for different reasons.

Some folks DO try make it a scam - it's not in and of itself. 

I have resorted primarily just telling folks not to come out here on BP talking sub2 because those that do not like Pace  Morby and those that do not like Sub2 will come out speaking against suff that they do not understand.

I agree.. just look at any large mid west or rust belt metro.. there is a ton of houses avaliable the question though will folks buy in certain neighborhoods where inventory is readily avaliable you can buy existing in many of these markets for far less than new builds.. so to me its really a neighborhood issue  a school issue a crime issue etc etc..

Gotta say, the discussions here have been pretty informative, especially with folks like @Taylor L. and Andrew sharing their insights.Looking at your list, I’ve actually known invetors who recently ventured into Memphis and Greensboro.

I don't disagree that it is a good tool for someone just starting.Now, should folks be using such tools in the first place?

There are lots of folks Bigger Pockets who feel they have to carry a gun to show vacant units.
