I believe blockchain will have an enormous impact on real estate, but using crypto to pay rent is literally the least interesting part.There's a much better case for tenants to use Facebook's Libra than Bitcoin. 

If you purchase a newer property that has been recently and properly renovated, you may consider using a lower percentage.The biggest impact on your cash flow will come from the property’s location.

I  started keeping an event journal to remind me of issues or unique incidents that impact the income/occupancy of each property, including maintenance block-offs. 

I'm experimenting with several small touches to see what impact they have.

Option A (continue renting) offers stable, inflation-protected income and potential appreciation, but managing the property may impact your retirement comfort.

The disparate impact standard is a wrinkle, but I imagine that will end next year. 

There are “no points” DSCR loan options but most likely for a higher rate that will impact cash flow.

Analyzing the impact on your overall financial health is critical.

No offense, but anyone who claims a sale of $1 M of anything makes a noticeable impact in a market worth $280 B does not understand how large markets work.
