I definitely feel more empowered than I did before, and you brought to light many points I hadn't yet considered.

Rarely on the buy side, but I did give a credit a couple weeks ago on the buy side to make the deal happen.One thing many people are overlooking here though is 99% of agents are not empowered to actually give a credit. 

However, I'm a fan of empowering a tenant. 

For me, it's all about perspective - perspective that empowers or dis-empowers. 

While tech will transform this industry, it won't eliminate the role of real estate agents, but empower them. 

The other big exception in the Act reads:  Any person employed by an owner of real estate for the purpose of managing or maintaining multifamily residential property: Provided, however, That such person is not authorized or empowered by such owner to enter into leases on behalf of the owner, to negotiate terms or conditions of occupancy with current or prospective tenants or to hold money belonging to tenants other than on behalf of the owner.

Its empowering and very motivating.
