My dream is to purchase a (10+ unit) in the next year or two.

You would be 100% better off buying your new dream home if you want to move back. 

After saving for years and being priced out of nearly all of our favorite neighborhoods here in the northeast, we decided to give up the American Dream of being house poor the rest of our lives and get into real estate.

Maybe that challenge would make the investing journey seem more "fun" but you are in a position that sooooo many people dream of.

It's a side hustle started aside of my employee job and I feel that this is my best plan to pay my 4 kids college starting in 2027 and secure my dream retirement in about 10 years.

I'm hoping to leave the corporate world as soon as possible to pursue building my dream. 

When these homes get listed, we get photos and the 'dream of owning your own vacation home' So we have to start with price & location..if those both meet the criteria, then we hone in on weather we want one that has not been taken care of and likely not generating enough income to cover expenses or one that is fully themed and likely will continue to do well if all else stays the same.
