I have made my share of mistakes and they can be mentally draining and financially painful. 

The drain field did not pass inspection so a new one was put in.

(normally recommended, especially if you are a landlord)- Water Backup: For water damage due to the backup of Sewers or Drains.- Personal Articles: Coverage for belongings that have a special or collectors valuesuch as Jewelery, Furs, Fine Arts, Collectibles, etc...Your age should not be a factor on the pricing but, depending on the company these other factors may get you credits:- Insurance Score (company pulls certain info out of your credit report)It is not your credit score but generally better credit will result in a better score- Time at your job- Education level- time at current residence Good Luck

Most every major area in the Midwest will see a population drain as people move to the warmer weather states.

Inspection turned up a follow-up suggestion:  "If I were you, I'd get a drain tile test"  I asked the seller if it would be ok, they said yes, house needed new drain tile system and foundation wall re-enforcement: $15k. 

Things like AC unit fixed or windows or drain clogs.

What roles do easements, drain lines, utilities and soil samples play in determining the value?

The drain was not connected to anything it would just splash on the ground.

So is it true the water goes down the drain counter clockwise?
