You-know-what rolls down hill. 2021 was full of builders notifying homebuyers of a choice: a) pay a new higher price, b) back out and don't buy our house, we'll just find someone else to sell it to, for at that new higher price.

This all rolls downhill, because if the property is only worth say $200k from local comps, that is all it would get appraised for, therefore even if you had a buyer willing to offer more because of the STR success, they wouldn't get the appraisal they needed for the loan.

My biggest lesson I learned was when I moved out of state to start a co-working business I left my "friends" in place, they did not take care of the property and it started going downhill quickly (no cleaning, parties and one of them even was selling drugs out of the house) Kicked them all out and rented to a family and it has been smooth sailing since. friends and business don't mix well.
