Call every local investor agenda (look at the agents that have investment property listings and call them) and call every local landlord that owns multiple properties (you can get lists off of Deal Machine).

No disclosure on the sewage problems or any of the interior rehab required as all the BPO listed was a mere $3500 repair estimate for exterior cosmetic issues.An out of state buyer would have no idea that his $90k "bargain" needing minor repairs was actually a $10k property requiring major repairs that exceed the value of the property.

I also listed properties that were supposed to cross list to Zillow/Trulia but would not show up. 

If not I'd confirm with the listing broker and then add a buffer. 

Hi Jessica, I would suggest getting a propstream or any other lead generation account, finding cash buyers who bought similiar properties to yours in the last 3-6 months in the area of the properties you are looking to sell, skip trace then cold call or cold texting the list. 

Your suggestion to list on open market likely is the best option for the OP.  

Remember last summer when mortgage rates briefly dipped, and it looked like more homeowners might finally list their properties?
