Build up a private money network by forming relationships with those with money but no time or relationships you already have (family, friends, associates, doctor, dentist, accountant, attorney, etc.Hard money lenders are also an option for your short term flip deals.

I have a basic 3 ft high brick porch with cement cap and to rebuild is around 1k.

It is a recently rehabbed manufactured home on a cement foundation.

Of course if you have only a $10k total rehab, that will typically take a bit longer than just a week, but when you get into the $100k and up rehabs, you want to be at or around $10k weekly.Time is your enemy on renovation flips as every week that goes by increases your holding costs (interest, taxes, insurance, maintenance, utilities, etc.) so when you can get to $10k completed weekly, you are saving money in holding costs.Another couple photos:Another additional item completed but not originally budgeted for was the new front gate, new cement at garage area, new gray fence on driveway and new black top coat on asphalt from street all the way down the driveway.

I do have a brother in law who's a dentist in Canada and spends months at a time in Mexico.

Just make sure that they don't use any sort of silicone,  roofer's cement, or similar sticky stuff to make the repair.

I have heard that there are going to be over 1000 new doctors and dentists, most coming from out of town in the area with each doc/dentist bringing at least 4 admin workers.

New hospital which is bigger than most hospitals, new dentist school (biggest in state), etc...If you cannot find a tenant occupied existing duplex, either build one or buy existing single family homes that are easy to rent.

Why not just jack hammer the cement and use it to fill the pool, then haul in top soil to cover over the cement?
