You can't legally deny someone because they are "section 8" prospects..you can, however, deny a tenant for other speculations, such as bad credit report, poor rental history etc..I don't see why you wouldn't want to rent to section 8 prospects though?

She dumped spaghetti noodles down drain and LUCKILY I was there fixing something the same day and saw the noodles because when plumber told me the reason for the clog she denied it until I told her I saw them myself.

I have many times seen title company balk though and worry about elder abuse etc. and they will want the seller to come in in person and sometimes they will want letter from Sellers attorney saying they agree with the transaction as written etc.

I also require:Rent + Monthly Debt <= 45% of GROSS monthly incomeExample: So, someone making $6,000 per month ($72,000 per year) meets the initial income requirement BUT if they have a $750 car loan, $250 child support payment, and $250 credit card payment $1250 total then $1680 (rent) + $1250 (monthly debt) <= 45% x $6000 (monthly income)$2930 <=$2700 (DENIED)

It turns out the boyfriend has been charge with abusive behavior and has been issued a restraining order by the courts that essentially evicted from the home.Due to the fact they both did not strong credit, I had initially taken 2 months rent from them as security deposit, with the understanding that 1 month would be returned at end of 1st year lease if they decided to renew.
