I believe many in your shoes also struggle to differentiate between mortgage debt and unsecured debt such as  credit cards.

So your thinking when they raise everyone's credit card limit, that people will spend LESS....

This is like a credit card but tied to your property's equity.- **Cash-Out Refinance**: You can refinance each property to pull out cash, but this involves new loan terms and closing costs for each property.### Steps to Take- **Research Lenders**: Look for lenders that specialize in real estate investors and offer portfolio loans or multiple HELOCs.

I prefer the card to the coin-op, even in a smaller property.

Open a cc with a good point/interest rate/perks dedicated to the LLC, it will make it so much cleaner for taxes and you will receive points rather than using debit card with no add value.

I only have credit card debt with a minimum monthly payment of under $300. 

At this location we will move 20 of the 115 to autopay, the rest are already on autopay (debit/credit card/bank echeck).  20 doesn't sound like much but times 5 other locations this will reduce our workload. 

You'll see a lot of vans & trucks with no business names on them - these are the guys to approach as they're hard working and not spending money (yours) on advertising.Be prepared, most won't have business cards and may not be friendly.Persist and you will start to build your crew.
