I documented everything but it doesn't matter because once an eviction is filed, rightly or wrongly there are companies collecting this information for databases for future landlords who won't be bothered to consider the facts.

I wouldn't advise a LOC with additional collateral.Interest will be market rate, might be higher due to more loan administration with some lenders.

I am using an off market property database software but it isn't consistent bc this type of asset is classified differently by county.
