Also, thinking through this "lens" of a life estate, is there an alternate route that has the same outcome of me getting first right to purchase at a predetermined amount?

From the research and properties I’ve been seeing (albeit from the lens of my limited experience with real estate), I agree with what you said; it seems like there are good options appearing every so often, so long as we’re tenacious and keep looking.
