Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

My accountant said we can do a share screen if I like so I'll take him up on that to find out why 8 hours of bookkeeping cleanup is necessary and not included in his tax return filing price because I already have them reconciled correctly up to date and thought I can just hand off for tax return prep.

Hi @Shane Gorski,You're absolutely correct regarding the difficulties of STR's in Naples, there certainly are a few other local cities that are much more conducive to that strategy, Bonita Springs, Cape Coral, and Fort Myers Beach being a few of the major ones.

If it's something that you have caused then it needs to be corrected.

It's not really a fact of the world but a risk a real risk correct but its a what if, and if I laid in bed after successfully setting up an Airbnb arbitrage and so far have success and just think about what if this or what if that, it'll only slow me down.

Another guy wouldn't pass me at all because I showed him up...yet another kept insisting that his interpretation of a plumbing code was correct when it was not - cost me 1 month of time.A neccessary evil IMO, they were usually former GCs who couldn't make it in the real world.....
