I agree with complications of ownership when it comes to Land Trust, and it also does nothing for asset protection.

They'll fight tooth & nail in court to keep a full accounting hidden, even to the point of claiming protected work related.

A lot of people in the current fire area had their insurance canceled lately and are really screwed, Reminds me of Florida and the insurance problem caused by the hurricanes. also thing of the Lahina fire on Maui there was no forest there freak down slope winds and buildings that were built with very dry timber with no fire protection in mind.. this stuff happens.

They may have a question and ask what the average utility is and I'm very clear that it depends on use but I would always have a cap even if it's 1k to protect yourself if someone likes to live like they're in Antartica during the summertime :)

Just because the costs might be in the furture does not warrant not budgeting for those known expensesThen there is the misc costs of asset protection, bookkeeping, unexpected utilities (such as between tenants (tenant turn over) or failure not attributable to the tenant such as slab leak).  

I would never put in a gas range, oven, dryer or any other consumer product for tenants, because a lot of them are idiots and will kill themselves or someone else.

Just trying to get as educated as possible before making any decisions, and setting up my asset protection accordingly. 

There's no way to guarantee things won't break, there are only ways to protect yourself financially so you can replace those items.

They care about making money and protecting their asset.
