I have REPS by actively and materially participating in my rental property portfolio, and also work as a real estate broker full time (1099 collecting commissions through a single member/purpose LLC) from buildings I sell.My losses from my rental properties (LLC #A) largely offset any federal and state taxes from my brokerage business (LLC #B).

My business partner and I are always looking to partner.  

Partnering with an amazing agent and focusing on flipping/a normal job/different business can be a lot easier than trying to learn the ins and outs of sales as a Realtor.

I bet that essentially no one is starting new construction projects, which bodes extremely well for owners 2-4 years from now.- Prices for insurance policies will never go back down, but it is not unreasonable to expect costs to rise at a more predictable pace from here.

I'm looking for some advice/insight on HOA management in the Pigeon Forge/Gaitlinburg area.A little background--I'm the owner of two new construction cabins in a 10-unit PUD in downtown Pigeon Forge. 

For example I don't see much of a difference between a business traveler and a digital nomad, and the business traveler would still appreciate a washer/dryer.
