I understand a few smaller holes are not hurting much, but if every tenant takes liberty to drill/nail things, I’ll end up with Swiss-cheese-looking and possibly compromised joists.

People are willing to make a lot of compromises when they've been looking for 8+ months for rentals in their price range with no luck...

Vines in the house compromise the frame by separating the siding which lets moisture in. 

A couple points that others touched on - placement is key, it's typically going to be a bit of a compromise but "tenant education" and perhaps a couple added ceiling fans can go a long way. 

You will most likely want to go directly through the law firm that represents the school board to come up with a compromise if at all possible.

It  would be a good compromise between buying your first home and buying an investment property.

Compromising quality for prices would only give you losses instead of profits, as you’ll have to redo the rehab in the very near future due to that!

I would have an open line of communication with them and see what compromise you can arrange.

Let's say the owner of a multifamily, owner-occupied building is immuno-compromised.
