To find value on residential 1-4 unit properties you could ask your realtor to run comps or complete a CMA(Comparative Market Analysis) on a subject property once you find it.or you can find the value on your own.We use prop stream to run comps.

They e-mail me their background check from the hospital, or I have them complete one through tenantbackgroundcheck.com.

That's your job. you should be inspecting the rental at least once a year and looking for things like this that could cause problems.I'm curious why your caulking is completely gone if this is "newer" construction.

You have to dig a little deeper there are questions that need to be addressed and VOE's filled out with specifics in order to use certain incomes and "stipends".Similar to a traveling nurse who get housing, meals, and other income.

If you want to toss everything left into a dumpster before you have legal confirmation of him completely vacating the unit and confirmation that you can trash everything left behind, make sure you catalog it well.

We have completely remolded the 3 units and just finished the exterior in 2024.
