To choose the correct path for any particular business a number of questions need be answered first1.

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

The goal is to create nice affordable living that members enjoy and take care of.

Sounds like you have the motivation & ambitious but precise goals.

This would increase housing supply, helping to lower costs while promoting homeownership—a key goal for municipalities nationwide.With more homes available, renters could transition to homeowners, giving them a stronger stake in their communities and the opportunity to build wealth.

Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

I would encourage you to sit down with a couple of real estate salespersons and choose one based upon experience as well as knowledge of the area. 

Be sure to weigh the pros and cons, and consult with your lender or financial advisor to determine if recasting aligns with your financial goals.
