A partnership has the absolute best tax characteristics for multi member LLCs. 

Hotels being a odd animal a majority of crowdfunding portals stay away from them unless you have a very good track record of ownership or operation.  

However, because it's a competitive, animal-related, "fun" job, the pay is pretty low.  

For deals up to $350k I could, but this is a different animal.

But numbers aside on flip vs turnkey--those are just two totally different animals.

The Albany-Troy area has far lower price points than NYC metro, and there are some attractive characteristics to those markets.  

I also own BetterResidence, SelectShelter and SunnyShelter (all .com) but when polling friends, many replied both had immediate negative connotation (they thought of homeless and animal shelters) and I fear I will forever be asked if it's betterresidence or betterresidents.

You pay the mortgage, they pay the rent, you both comply with the terms of the lease.On a side note, rent is not 15% above market if there are numerous unauthorized animals in the unit.  

Their program has about 50% that you read, and the other 50% is an animated man/women explaining things, which helped with certain sections, especially the math.  

Also, make sure you spell out exactly what kind of animals are acceptable.
