I'm a general contractor so adding a new "carriage house/ADU" of 2-3 bedrooms would add  new housing in high demand areas where renters want to live.

I have been in dealing  with a property that is a B&B, 3 story house with a carriage house. the house is zoned in an area that it could be a 2 family. my thoughts were to rent out the 3rd floor, keep the 1st and 2nd as the B&B and rent the carriage house to contractors. the B&B hasn't operated in the past 2 years, so i would have to start from the ground up.

We are looking at Buy&Hold types of investments and BRRR--currently in Aurora but closing on a property in Lohi that we plan to renovate move-in and rent out a carriage house on the lot--then rent out our Aurora home!

If you bought the lowest 4plexs in Las Vegas, in complex called Carriage Park Villas, for around $300k built in 1984, you could have gained $50k appreciation.

it's common to add carriage houses near downtown which can help add rental income and increase property values.

I have a property in Dekalb that was split into 2 tax parcels (main house and carriage house) or has possibly always been that way.  

The property I am looking at is a single family home with a separate carriage house that is divided into a duplex.
