You can make a "landing zone in the entrance that is wood or carpet or cork with a transition to the tile if it is that much of a concern.

Bathrooms, flooring, drywall, re-carpeting, fencing, painting...I can do it if I have to, but I am in a period of my life where I have no time, and need to offload these projects.I hear people on BP podcast episodes and other Real Estate investor content and they seem to quote numbers that are 30-50% cheaper than anything I have ever been able to find.

( this is a rough statement and anyone who wants to crunch the hard numbers is very welcome to post them)$400,000 buy… $$60,000 -$80,000 down… $24,000 to the buyers agent… and another $5000 for other closing costs.Starting balance ..is $370,000.New selling /asking price… =$450,000 depending on the region… good luckBuyer counters at $400,000 and the seller accepts…Minus the realtor fees $24,000 and some concessions…$10,000 ..Net is $366.000 Ok this is a very rough discussion.either provide tighter numbers or accept the drillThis seller got out lucky.And didn’t account for the interest paid out or the new carpet , paint dishwasher and sod.Buy a business with equity….

This is especially efficient and great practice for him if we paint prior to pulling out the carpet.

Of course this would be great for close to turn key properties maybe carpet and paint type renovations, to get the units ready for renting out.

Water restoration specialists are going to remove some tile, carpets, drywalls - all should be replaced.

Huge, it needs to be HUGE impacting reno right, not paint n carpet.
