Typically, the STR property tends to be priced at 10x of the annual gross revenue, so let's assume you buy a house for $500k and you can get $50k a year in gross revenue. 

I want to keep the property but also know that this ridiculous HOA isn't going away and even if they move/move on, someone else will just buy it since I can't afford to buy them out right now.

If you can beat the ROI you're getting on the SFR, then do it.Otherwise, why can't you buy a 2-4 unit with a 3% down FHA loan?
