You don't want the guests scrolling on Airbnb who see 2000 other decked out theme homes right next to yours listed in the $100-$200/nt range. 

Maybe it's a small town and there are very few homes available to rent and there are several families that would rent there if there were available homes in their price range. 

They are business notes backed by our portfolio of 10+ businesses which does include some real estate.The note returns range based on investment but is double-digit. 

Then perhaps you could invest in something else until the single-family rental market is back to an affordable range, and in the meantime, you could also make a lot more money.

The average for the small unit is probably in the range of like $25-$50/month. 

So I’d call it a wash.That puts the cap rate in the 9 range.  

Not to get too into the weeds, when you are face to face with someone, you can watch for mannerisms and non-verbal body language. 

Depends on the state but it ranges from $800-1500+ and, as Chris mentioned, we have the borrower pay for out of the gross proceeds of the loan.

Not sure what the returns are on a 6 bedroom for rents are but those would be your numbers.As far as new construction versus existing, I'm not seeing the gaps that big in any size range. 

In the $3000/month range, you deserve a lot better than this.
