There is definitely an element to real estate investing where it becomes a bit heavy on the boasting side as people talk about how their new purchase meets all the 1%, 2% red%, blue% rules.  

It's interesting to see brokers like @Jay Hinrichs and @James Wise boasting about how they are so successful and how they do everything right while talking down to others when someone is just looking for some help.

I don’t know if it’s my market or what but I often see mf properties that are boasting around 8% cap rate but the current state of lending is around 8% so there is no cash flow to be had?

Maybe a couple of manufactured homes could work out.I have not, though I have looked at some inland cities close to here, and they have properties in my price point, but they also boast some of the highest unemployment rates in the nation (so does where I live, unfortunately).
