This could include black-out days they cannot book, and maybe a portal where they book stays so there's no discussion of who gets the property when.

Even though it's a "metal building" and you're not worried about structural integrity, at some point you will probably have to deal with a black mold/toxic mold issue.

For color, I would go either with a white color or more black for contrast.
