If you do decide to invest with what seems like a trustworthy sponsor the best way to do so is to start with a small amount of capital, observe performance, reporting, etc. and then increase your contribution on the next deal.

I will say we are way out of town with just a small market close so it makes sense to have a fully loaded house.We only provide 2 small soaps and 2 shampoo bottles in each bathroom.

You should always pick a CPA who a) you are are comfortable with and b) who can best advise you according to your individual needs.

Otherwise, I would work backwards from the laundry basin for flow and work your way up to the slow faucet. 

The most reliable way is look at other STR's in the area and see what their nightly rates look like over the year and look at their occupancy rates.
