Purchase price: $230,000 Cash invested: $283,550 Sale price: $283,500 Purchased off market. $25,000 Rehab. $20,000 profit after realtor commission.

I'm in the Tampa market.  

I considered suing for non-performance but felt the hassle of doing so would not be worth the benefit.I'm still hopeful and looking in the Flint market, I just would not use them to do so.

You would really want to do your own due diligence and probably fly to the market(s) you'd like to invest in.

So the risk is lower, as long as the market doesn't drop 20% and stay that low for the next 3 years. 

Well, yes, some properties may require complete work, but others may just need cosmetic things to bring them back on the market.

Europe is not a good market for investing.

I would hop that these interest rates are the highest that we will see in the next ten years but you never know where the market will go. 

I was studying the market and my rent will be just enough to cover the mortgage and HOA fee now I might to pay out of pocket for insurance but don't want to sell it yet because the area is growing and might have good appreciation in the years that follow.
