However, in the wake of Covid, some notarizations were allowed online under strict rules which included recorded Zoom (or similar) sessions - but, those rules did not extend to authentic acts such as wills and real estate transactions (but some areas could still be valid as an act under private signature).

A Gmail account is as secure as any email can be (if the account holder uses a strong unique password, and perhaps also two-factor authentication).

So I called Land Ho, INC. back and left a message for them saying there is no record of Rocon of Bella Vista ever owning that property and questioning the authenticity of the deed. 

MFA then means Multi Factor Authentication - - combining multiple secretes, such as Password, Security Question, BIO input (eg finger print).

Im doing this as a listing agent, but I dont know, I somehow think that the letter still feels phony, not authentic enough,

But I would recommend finding a property manager who's also an agent so you get more authentic numbers for rent and expense expectations.
