I can afford to invest in B properties with larger down payments but I guess it means I may be doing more like 2-3 deals per year than 3-4.  

There have been a few people that have done Sub2’s that come on here bragging about it.. those that do come on here bragging about seem to be  helping someone promote their product/mentoring , have a product or mentoring they are trying to remote directly or indirectly themselves, or simply do not understand the landscape of Bigger Pockets site.

Since my current strategy is BRRRR, I'm looking for a location where I can implement it successfully within my budget.I’d prefer to target the best neighborhoods or subdivisions I can afford, ideally with favorable eviction laws and other key factors.That said, I started wondering if there might be a better strategy to achieve my goals.

According to NYC, STR is hurting housing affordability just like normal people can buy a house or condo near the Time Square and Madison Garden. 

For value add you need to buy deep, have reputable contractors, and understand different financing products + creative finance.  

If not, ride out the 12 months with the hard money lender.People have to make good choices and not over extend themselves just for the sake of buying something they really can't afford or that doesn't make good cash flow.

Seeing as how in today's society the rich get richer and incomes aren't keeping up with the stock market, people in rich areas can afford richer rents.

This is your product, and you are branding it for maximum consumption.

I won’t be giving my money to a guru that needs to sell a 40k product rather than working his own investments.
