Money doesn't ask about sexuality when it changes hands.I know I'd be considered a completely sexist jerk to give the same advice to a young woman interested in this, find a good guy to be with, but the numbers are really hard to argue with.

@Glenn Jubildo - On top of everyone else’s concerns, that I feel are very valid, before you purchase a 4-5 bedroom home that you plan to use as student housing, you may want to look into 1) whether or not it is legal to rent to 4 or more unrelated adults in your market (in mine it is not) and 2) if you will be able to find a property manager willing to take on student rentals.

My grandparents were first generation Americans who were just starting their lives as young adults when the Depression hit - my grandfather spoke broken English and better Italian than English, and had a 5th grade education.

Maybe have a discussion that you are afraid she can't afford the rent, and you are considering giving her notice because of this (this nips off the "I'm a bit short" excuses) along what would be necessary for you to be comfortable allowing her to remain as a tenant (catch up on the behind rent, maybe over 3 months period AND all occupants PASS background check) . 2-3 working adults SHOULD be able to come up with the rent -- I don't imagine that you are gouging anyone.It is possible that if there is a wide open door in front (no 30 notice required if you move in the next 45 days!)

One of our neighbors has a house that is supposed to sleep no more than four adults, but twice this summer there were 18 to 20 kids in the house and it was booked through Airbnb.
