there is no give .. you can die and they still want the rent.. you can have all manner of problems they still want the rent.. this is not a social experiment unless your quite wealthy and just want to donate your time and money to those who for whatever reason work in jobs that puts them in the renter sector of our society.

Banks don't currently "love me" either,right now.They normally want two years of tax returns showing consistent income capable of making monthly mortgage payments without a problem.I just got started in this business and now can't finance a candy bar,let alone a traditional loan.

As Matt mentioned, a Realtor or licensee can act unethically which can translate into infractions of the law.Licensees are seen as the expert in the room, they may not be but the license demonstrates a greater knowledge than the general public.All professional licenses are based on protecting the public from unqualified actors in business.
