Converting apartment buildings  (made up of 300-600 sq ft units) that have lots of character and close to downtown to condos was very popular in the boom times (pre 2008). 

However, like any booming industry there will be a lot of competition.

The area is booming, it's internationalized, much cheaper than Florida, higher yields, lower interest rates, less short-term regulations.

Not if that neighborhood booms and price per SF doubles...then who cares?

Now, Indianapolis has some buzz about it in the north, but it's not booming like the southern cities.And Ohio—Cincinnati, Columbus—doesn't seem to bounce back it will always be the Rustbelt... still, I've got some investments in Cleveland.
