@Jemini LeckieIf investing locally is not in the cards I would do some research and pin point a market that fits what you are looking for and then reach out in the forums for that specific market and ask more detailed questions.

Once you walk a property, you often have to throw your original underwriting out the window.

Walk through the neighborhoods being recommend and ask yourself this very simple question:Would I live here?

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

Today it would be child abuse of course no one would let a 10 year old go walking through neighborhoods like that..

Our clients have used 1031 exchanges very effectively when they have a property that turns out to not be the right fit for them.

BUT, if one could solve some tough problems….Look, I hear what posters are saying - and it might NOT be a fit for real estate.
