Over the years I've noticed that it's very helpful to simply go visit in person your city of interest to get a better understanding of the market and the people that live there. 

I want to be somewhat hands on so I would pick markets that are driveable for you and visit frequently. 

In desperation, I even visited their office in person, only to have my concerns dismissed and another empty message taken.

While my partner could visit the property occasionally, most of the work would need to be supervised remotely, which adds an interesting logistical challenge.If you come across more ideas or recommendations from others on the forum about structuring these types of projects, I’d love to hear them.

A good tip is to reach out to contractors, visit local supply stores, and check out online resources for cost ranges.
