I'd like to think I have *some* advantage in that the newer units are asking $2450-2800 for rents, whereas I'm happy at $2k.For 3 years I've had not ONE tenant problem.

If it was dividable into smaller units it would be even easier to fill.   

For multifamily, leverages won't be as much until you have some experience not only with 1-4 units but also 5+ units. 

A 3-unit in Wicker Park - when rehabbed nicely - can be worth a LOT of money.

If I had an empty unit today, I think it would rent for at least $200/month more than a month ago.

U want to google insurance companies who place their clients that have had fires etc.thats what I do for the last 5 years.. top quality tenants no need for PM .. backed by insurance.my unit normal rent about 2k we get double that.. ours is  townhouse Gated prime area of Summerlin.. not all areas are great in Vegas the closer to the strip the grungier it gets.
